Acting on behalf of Joint Venture partners Shaftesbury PLC and The Mercers Company Stage is delighted to have concluded the successful marketing and leasing of 17,000 sq ft across 5 floors, in 2 budlings, within the 2 acre mixed use development, The Yards, Covent Garden.

Working with Asset Managers CBRE, architects Hale Brown and project managers Paragon buildings No10 and No14 were fully repositioned and modernised having been previously occupied since they were originally built 10 years ago. Full CAT A refurbishments was specified for the office floors which included exposing part of structural steels and slab together with introducing a new exposed a/c system. In addition both building receptions were refreshed with a modern pallet of finishes and furniture.

Fully fitted workspace was delivered on one floor within each building. Acting as an differentiator, a show suite, as well as aligning part of the offering towards the growing demand for fully fitted, furnished and hassle free workspace.

The design led finishes and quality of delivery enable us to placing 3 floors under offer prior to PC.

The buildings were formally launched to the market in late June with all 5 floors letting within 4 months of practical completion. Achieving rents in the region of 20% ahead of the projected ERV.

Our work hasn’t stopped here as we have just commenced design for two further floors of 3,000 sq ft each within No17 The Yards. These floors will be ready for occupation in early 2023.
